Phuket is increasingly the target of large SET listed development companies with Land and Houses and Supalai already having multiple projects on the island.

Phuket's real estate dynamic shift can well be demonstrated by Laguna's 6 off plan sales at a Shanghai property show.
For local businesses China continues to be a lucrative nut to crack and the transaction activity shows there is a market for Phuket property on the mainland.
The six units are at the Lofts which is managed by hotel chain Outrigger Hotels and Resorts. A successful teaming of hotel managed residences at Laguna Village has spurred potential buyer's interest with rental yields on units showing a sharp upswing.
Coming into high season the island's most prolific resort grade developers has also seen sales of a multi-million dollar Banyan Tree unit and a large residential home.
A recent official launch of the new Deluxe Residences with 7 units priced from THB55 million has been well received.

As tourism numbers rewind back to the upbeat years of 2006/2007 and swing up, the property market is starting to see postponed projects relaunch as investor sentiment returns to the market.
South Patong's upscale Bluepoint condominium is re-entering the market as the developers are proceeding to the construction phase.
Designed by architect Paul Raff and marketed by Niche Real Estate, the offering of stylish one to three bedroom units with ocean views over Patong Bay looks to be one of the more interesting debuts of the season.

The Bank of Thailand's announcement on tightening the lending regime for end user real estate loans has triggered concern in the property sector.
With rising fears of a market bubble the Government institution has made public plans to impose new guidelines for mortgages aimed at increasing risk reserves by a significant amount.
Given that resulting costs will impact the banks a domino effect for interest rates to go up is anticipated. This is expected to subdue some of the widespread speculations in the domestic market especially for the surging supply line of entry level condos.
Some estimates place Thai property's contribution to GDP as high as 7-8%, with the contribution to the wider economy running into double digits adding the expanding contribution in household goods and related services.
Property firms listed on the SET (Stock Exchange of Thailand) have recorded a high level of dividend payments consistently in the past few years and the emerging Property Fund sector provided exceptionally strong investor returns.
Mounting concerns on possible volatility have seen lending policies at an increasing number of banks include hospitality assets such as hotels which are increasingly being viewed as risk positive given the political machinations this year and external events which impact tourism and business travel.
For now questions over consumer credit and challenges in debt formation could create a strong obstacle for businesses rolling into 2011.

The reasons why an increasing number of expatriates choose to call Phuket home is reflected in HSBC's recently released "Expat Explorer Survey 2010."
Thailand has topped the leading global financial institutions comprehensive research document which focuses on three main leading indicators – economics, experience and offshore offspring.
Another feature of the report is on the retiree or 'silver expats' segment which has expanded metrics and statistics. According to the data 24% of expats who come to Thailand view the destination for retirement.

I have to admit eveytime I visit Starbucks and ask for a 'small' latte, I always get one of those branded names that encourage me to be up sold.
As the global property market is shrinking enter the age of the micro house.
No these are not oversized dollhouses but livable places that are booming in places like Japan.
Sure if sounds a bit like IKEA in Wonderland but living small is becoming a mantra of the financially challenged yet those wanting just a small piece of property to call home.
While Phuket has seen a surge in UltraVillas I'm not sure about the prospects of Microvillas just yet. Though lets the dollar and Euro continue to submerge and perhaps an entirely new market may be on the horizon.

Phang Nga's Natai beach or more correctly Ko Pilai is seeing development of a beachfront 50 rai site by Bangkok's Chulalongkorn University.
The affiliated Sasin Graduate Institute of Business Administration will be located on a prime piece of Greater Phuket real estate and looks to attract business executives for post graduate education, seminars, workshops and classes.
Expectations are not only for Thai's to attend but international students primarily from the region. Phuket makes logical sense due to the proximity to an international airport and significant amount of direct flights.
A timeline for development will see the opening of facilities within the next 24 months.
Located south of the stretch which plays home to the upscale Aleenta Resort and also strip of multi-million dollar homes including the Sava Estate; the land is near to what in the past had been pegged at a possible W hotel and near to a high profile 1,000 rai plus mega parcel controlled by a prominent Thai businessman.
