Rixos to Open First All-Inclusive Resort in Thailand as a Conversion of Former Splash Jungle

Rixos will open its first all-inclusive resort in Thailand at Mai Khao, Phuket, converting the former Splash Jungle waterpark site into Rixos Water World Phuket. The project, developed by Ennismore and Central Group Capital, is scheduled to open in early 2028 with more than 600 rooms and villas, five food and beverage venues, and an integrated waterpark.

The signing adds to a run of all-inclusive announcements across Thailand’s leisure islands. A new Club Med property is set to open in Koh Samui, and two further branded all-inclusive resorts are moving through the pipeline in Greater Phuket.

Central Group Capital, the fund management arm of Central Group, already has a broader hotel pipeline under development in Phuket, including a property under The Standard brand and a Holiday Inn Express & Suites hotel, with additional projects in planning.

Taken together, the signings mark a shift in how Thailand’s top resort destinations are being built. For years, Phuket and Koh Samui added supply on the room-only model, with dining, activities, and entertainment priced and booked separately. The current pipeline points to a different structure: resorts designed around a single inclusive rate, aimed at families and international travelers seeking cost certainty built into the stay before arrival.
